SHORT TERM RENTAL AGREEMENT This Short Term Rental Agreement (the “Agreement”) is made by and between Martha Elkins, (“Homeowner”) and (“Guests”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property. The property is located at: 7202 State Route 28, Shandaken, NY 12480 The property is furnished and includes: linens, towels, cooking equipment, gas grill, washer, dryer, wi-fi, cable tv, video streaming boxes, stereo, boom boxes, piano. 2. Rental Party: The rental party shall consist of _ adults, and _ child. Maximum Occupancy: The maximum number of guests is limited to 10 persons. 4. Term of the Lease. The lease begins at 12:00 p.m. 2016 (the “Check-in Date”) and ends at 12 noon on (the “Checkout Date”). (Check in/out times are flexible. Check with me when the time comes). 5. Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods. 6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. 7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. 8. Rental Rate and Fees: Rent - $ Cleaning fee: $ a. Deposit: A deposit of $250 is due upon receipt of this contract. The deposit is for security and shall be refunded within _14 days of the Checkout Date. i. damage to the property or furnishings; ii. dirt or other mess requiring excessive cleaning; or iii. any other cost incurred by Homeowner due to Guest’s stay. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. b. Rental Rate. Smoking is allowed in outside areas only. Please exercise care. 2. People other than those in the Guest party set forth above may stay overnight in the property. Any other person in the property is the sole responsibility of Guest. 3. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 4. Keep the property and all furnishings in good order 5. Only use appliances for their intended uses 6. PETS are permitted only with prior approval and the Pet Addendum must be completed. No cats, please. 7. Parking: PARKING – Parking is limited to 4 vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. 9. Tub: Please exercise care when filling bathtub, as there is no spill valve. Do NOT leave tub unattended while filling. 10. Fireplace: Please open flue when starting a fire and close it when leaving the premises. 11. Water and Septic: The house is on a well and septic systems. The mineral content in the water is high. The toilets may have darkish water. If so, use the “Iron Out” near the toilet. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $1,000. 12. Thermostats: There are three separate thermostats in the house. Please make sure that all three are turned down to 55 degrees when leaving the premises after your stay. If you have any questions please contact the owner. NOTE!!! Be observant of the speed limit on Route 28. The cops up there are pretty vigilant and give out tickets liberally. I usually just put the car on cruise control. HAVE FUN!

mid-august weather was comfortable...man cave barn was enjoyable.
Four of us stayed here for a week and really enjoyed it. The house was easy to find and is close to everything we needed. The front porch was a perfect spot for lounging, especially during the rainstorms we saw. Marty was a terrific host - she was super responsive and checked in to make sure we had everything we needed (we did!).

It was just what our family needed. We spent so much time on that beautiful front porch that the rental was worth it for that alone!! There was plenty of room for all of us and the beds were comfy. Great place, Marty!
Charming Catskills Home for Great Price
Many great features in this home. Nice location in Catskills. Easy load-in from driveway which pulls up right to kitchen door. Gas stove in kitchen. Adjacent large dining room. Living room with upright piano and wood-burning stone fireplace. Free firewood is split and dry. Nice porch. Three comfy bedrooms upstairs. Only possible negatives are that only one of the two baths has a shower (other only has tub, but a really nice large one), the kitchen cupboards could use a spruce-up, and the property is right on the main road. But since it’s such a remote country location, the automobile noise was never disturbing. A great choice. You’ll love it.
The house was just what we needed: spacious, welcoming, clean and warm.
This was a return stay and I enjoyed the home even more the second time. We had everything we needed to cook large family meals. We slept Calvert comfortably and were nice and cozy.
The bath was a soothing treat after several days of skiing.
Although I appreciate all the beautiful reviews, I seldom respond (I don't really know why - maybe it's because I have three jobs and am always rippin' and runnin') BUT I have to say you have probably been the best guests I've had in a long time or ever. You are so cooperative and leave the place clean and nice. My cleaner loves you! You clearly appreciate my house and show it. Thanks for renting and come again soon!
