First, cons. Con #1. The charges that you agree on and the charges that you will see on your credit card statement will differ. Someone else wrote it, but the owner responded it's not true. Well, I can testify that an additional 3% credit card fee was not discussed before the charge was made. Con #2. WiFi is not existent. Technically, I found the signal once or twice when walked around the house, but it was soooo weak, neither my smartphone nor iPad couldn't connect to it (looks like the wireless router should be replaced). There is also no cell coverage (not owner's fault), and no home phone. So prepare to be cut-off from the world completely. Maybe ok if you are trying to achieve just that, but in case of emergency, you'd have problems connecting to anyone.
Secondly, pros. Fully equipped and clean. A lot of privacy. Convenient to the water (1 minute walk). 15 minutes drive to the State Park (if you want access to the real sandy beach). Otherwise, bring everything you need (including paper towels, toilet paper, coffee, tea), so you won't have to leave. Things to do - grill, eat outside, jump off the dock, swim, tube. Oh, and most entertaining - trying to connect to WiFi :)

I visited Rocky's Run for a girls' weekend and the place had everything we needed. Beds for 4 people, a nicely equipped kitchen, and the run of the dock/boathouse/deck! Our weekend was one of the hottest of the summer so we spent most of our time either submerged in the lake or sitting in the screened-in boathouse under the ceiling fan. We also made friends with the outdoor kitty there (and were tempted to steal her and take her home!) Note that this is an apartment under a larger house (the description states that it's an apartment but it is actually underneath the house), but the owners are very nice and accommodating- they even let us come in a few hours early to get maximum lake time.

My husband and I stayed July 16th to the 19th and we absolutely LOVED IT. In fact (as crazy as it seems) we compared it to our honeymoon in Hawaii. We had wonderful weather every day! We swam and jumped off the dock, we stargazed (we laid out on the dock late at night with our cameras and took long exposure photos of the sky - great dark sky!), we rode our bikes at Lake Anna Park, we watched sunsets, we grilled out, and we tubed/floated around (we brought our own tubes). And most of all: we relaxed. It was well needed! Extremely rejuvenating. Don't hesitate to stay here!

The only Cons (minor as they are):
- The grill didn't work too well. We had brought steaks, chicken, and hamburger meet and we had to call the owner to see what was up. He allowed us to use the grill on the upper deck (I guess that was theirs) and it worked WELL! Thank you for allowing us to use that grill that btw.
- The pots/pans need to be replaced. The bottoms are warped and it took entirely too long to boil anything because the heat was not evenly distributed. I managed, but it would have been nice to have steady pots.
- The router for the internet doesn't get enough signal. But really I didn't care about this. I didn't even bring my laptop because I didn't want to be "plugged in" while relaxing. My husband did though and wanted to do a couple things at night but couldn't.

Otherwise, this place was great. And for the comment prior to this talking about the linens -- have you EVER been to a beach house before? They do the same thing. I was surprised that this place had towels and everything that it DID have! GREAT PLACE! LOVED IT. Will come back some day.

Be careful when discussing rental charges.... they can change drastically when you get your bill.
You have to make up your beds on arrival and strip the beds when leaving and yet you pay a $50 fee for this very thing.
Sometimes the TV works and sometimes it doesn't. We found that out when it rained, otherwise who needs a TV on vacation.
Other than that, the place is a great place for a family.
We found great restaurants.
