• Please note week-end breaks, two nights for £200, available only in rental periods shown above.
  
  All bookings will only be confirmed when a non-refundable deposit of £150, the booking form with signed agreement and acceptance of booking terms and conditions is received by us from our holiday guest. This should be returned within 4 working days of the provisional booking being made.
  
  The owners may at our discretion refuse any booking.
  
  The final payment should be made no later than 6 weeks before the first date of the holiday.
• The owners take pride in the high standard of furnishings and cleanliness at The Oaks. In order to maintain our high standards we ask all clients to leave the cottage in a very clean and tidy condition. The Oaks is cleaned between each clients but it is not possible to spring clean in the changeover time.
  
  A refundable charge of £100 is added to the total cost of booking to cover any damages or additional cleaning. This will be returned to the client after the holiday if no additional expenses are incurred.
• The owners may at their discretion accept one very well behaved dog where a special request has been made. Only very well trained dogs will be accepted on condition that they are not allowed upstairs, on beds or other furniture and not left alone in the cottage. Owners are requested to ensure that their dog is not a nuisance to neighbours and farm animals. An additional fee is charged of £20.
